Zachariah Dent formerly of Clyde Township in Whiteside County in the State of Illinois but for some time past and now a resident of Lyons in Clinton County Iowa being of sound and disposing memory do hereby make this my last will and testament hereby revoking all former wills by me made:

1 – I give devise and bequeath to my executors hereinafter named in trust for the purposes hereinafter named the following described real estate situated in Clyde Township in Whiteside County in the State of Illinois to wit:  The South half (1/2) of the South East quarter (1/4) and ten acres off the South side of the North East quarter (1/4) of the South East quarter (1/4) of Section Fifteen (15); Also the North West quarter of the North East quarter (1/4) of Section Twenty two (22) and the North half (1/2) of the South East quarter (1/4) and the South West quarter (1/4) of the South East quarter (1/4) of Section Twenty two (22) all in Township Twenty-Two (22) North of Range five (5) east together with all my estate both real and personal and of whatsoever kind and wheresoever situated which I may own or be possessed of or be entitled to at the time of my death for the said Trustees to payout of the personalty all my just debts which I may be owing at the time of my death (except the mortgage on real estate hereinafter mentioned which I charge upon the land cover by said mortgage) to keep the land rented and to collect the rents of the said real estate together with the proceeds of my personalty they may have remaining after the payment of debts to invest and accumulate the same until the first day of March next after
John Howard Montgomery (Son of John Montgomery nephew of my late wife) shall be 23 years of age when at which time that portion of said real estate described as follows to wit:  The South half (1/2) of the South East quarter (1/4) and ten acres off the South side of the North East quarter (1/40 of the South East quarter (1/4/) of Section (15) fifteen also the North West quarter (1/4) of the North East quarter (1/4) of Section twenty two (22) all in Township Twenty two (22) North of range Five (5) East shall be and become the absolute property in fee of said John Howard Montgomery and his heirs subject however to a mortgage given to one M??????? for the sum of $1000.00 on said land the payment of which I charge on said land and said Trustees are authorized to execute a conveyance to said John Howard Montgomery of said described land subject to said mortgage;
And I give and devise to said
John Howard Montgomery the following personal property which my aid executors are authorized to deliver to him on said First day of March namely one table, four chairs, one stove and pipe, one mantel clock, one looking glass, one bedstead, and one cupboard, all in the dwelling house on my farm in Clyde Township.   Also one Buggy in the keeping and possession of Michael Reep residing in said Clyde Township and one sleigh in keeping of Harrison Grove residing in said Clyde Township.

2 – And on said March 1st the following described portion of said real estate namely the north half (1/2) of the south east quarter (1/4) and the south west quarter (1/4) of the South East quarter (1/4) of Section Twenty two (22) North of Range Five east shall become the absolute property in fee of
Murtie Montgomery (daughter of said John Montgomery nephew of my late wife) her heirs and assigns forever and my said Trustees shall and are hereby authorized to convey the same to her on said day.

3 – And my Trustees shall on said first day of March or as soon as they can collect it in pay out of said accumulated fund the following legacies if there be sufficient money to do so namely:  To each of the three daughters of
Thomas Montgomery (a brother of my late wife) their heirs and assigns one hundred dollars:  To each of the daughters of Charles Montgomery (another brother of my late wife) their heirs and assigns One hundred dollars if there is not enough to pay said legacies, they shall diminish ratably and in no event is the land to be resorted to, to pay them.  All the rest and residue of said Fund and of any property either real or personal remaining and existing in my said Trustees on said first day of March and not herein otherwise devised shall be and become the absolute property of and be paid to Mary A. Crew her heirs and assigns.

4 – I do hereby nominate and appoint
Alfred Daniel of Clyde Township Whiteside County Illinois executor and Mary A. Crew of Lyons Iowa executrix of this my will.

5 – If either said
John Howard Montgomery or said Murtie Montgomery should die before me then the land which each would take under this will shall go in like manner to the next of kin of each.

In witness whereof I have hereunto subscribed my name and affixed my seal at Lyons Iowa on the 31st day of May A. D. 1888.

Signed, sealed, published and declared by the said Zachariah Dent as and for his last will and testament in the presence of us who at his request and in his presence and in the presence of each other have hereunto subscribed our names as witnesses at Lyons on this 31st day of May A. D. 1888.

William Kreim, clerk of the District Court in and for said County do hereby certify that on this day at the Sept. Term A. D. 1888of said Court the will and instrument in writing hereunto annexed and bearing date in the 31st  day of May 1888 was duly proved before and allowed by said court as and for the last will and testament of the real and personal estate of Zachariah Dent late of said County deceased and was by said Court ordered to be recorded as such will and testament.  In witness whereof I have hereunto at my hand and affixed the seal of the court at my office in Clinton in said County this 12th day of Sept.  A. D. 1888.
